1050 Zeinlhofergasse 9

Just like all the other houses on this beautiful and quiet dead-end street, also this house was planned and designed by the two renowned architects Helmer and Fellmer. Here again the building ows its attractive look to the beautifully structured and decorated façade and the street-facing tympanum. One enters the building through a frontyard, a special feature of all the houses on this street. The old structure of the house has been carefully renovated; the attic floor boasts a modern penthouse. The apartments on all floors are upgraded by courtyard-facing balconies causing a light-flooded, open atmosphere.
1060 Hofmühlgasse 9

The charming corner apartment house on Hofmühlgasse 9 used to have two floors in the past. Located in a protection zone, it underwent renovations and adaptations. Based on the architecture of Hotel Triest, the focus was on creating harmony between historical features and modern design. Elegant representations of historical buildings surrounded by state-of-the-art establishments – diversity of styles and most various features as logical and consistent expression of elegance: The project Romantikpark Belvedere would have combined history, luxury and modernity, manifesting itself in numerous attractions such as golf course, pool or exquisite restaurant for the Viennese and tourists alike - and all that against the backdrop of picturesque and historical buildings and locations. Apart from the above-mentioned establishments it was planned to create an abundance of green areas, extend the tennis club bulidings and open numerous wellness facilites in this renowned fantastic ambience. Also the ancient “Stöckl”, once home to Anton Bruckner, would have received a facelift to become a modern club location. Furthermore, a cocktail bar and an exquisite restaurant with large terrace were planned for the park area. The “barrette” – a direct connection between Prinz-Eugen-Strasse and Belvedere – with a quiet café and a terrific view of the park would have offered the ideal setting for a venue of rest and relaxation. However, due to irreconcilable differences between the SSIA and the land owner the project was not pursued after the planning stage.

The object Steingasse 23 is a positive exception among today’s predominant monotonous architecture and a true oasis of tranquillity in one of the safest capitals of the world. The Old Viennese “Fuhrwerkerhaus” with large inner courtyard combines the structure of an old, stylish Biedermeier house with modern-day, state-of-the-art comfort in an exceptionally tasteful manner. Reconstruction and refurbishment were fully devoted to the preservation of the old building, while the charming inner courtyard – in coordination with the Vienna public park authorities – was provided with green areas according to the house’s original style and received a decorative fountain. The three-story late Biedermeier house is located amidst the popular Freihausviertel, at the border between Vienna’s fourth and first district. While the focus was on preserving the old structures, they should at the same time harmonize in style with modern architecture. The original building’s low height called for a modern extension. The three-story apartment house on Rüdigergasse has been completely renovated. By an annex on the courtyard side it was accordingly adapted and extended. In the course of the renovation process the entire courtyard side received light-flooded loggias upgrading the apartments. The building offers garage space and perfectly blends in Rüdigergasse – all the houses on this street underwent renovation in the past. While the house is not located in a protection zone, its former look was reinstalled voluntarily. The optimal infrastructure, including central location, close vicinity to traditional Viennese Naschmarkt, the popular restaurant “Motto” and easy access to Vienna’s subway network, offers the ideal setting for supreme urban living. The landmarked house on Ziegelofengasse 5 is located in the heart of Vienna’s fifth district. In 2000, the Sans Souci Immobilienanlagen GmbH held parallel negotiations about the purchase of the renovated object with the four owners and, respectively, about a long-term leasing agreement with close-by SVA (Social Insurance for the Trade). With great sensitivity the SSIA carried out a complete refurbishment of the property in danger of collapse. In the course of the refurbishment process the building was excavated to its foundations and, in coordination with SVA, adapted according to the most state-of-the-art criteria. Subsequently, an annex was added. Thanks to refurbishing and the annex the building’s floor space tripled. Within only eight months and upon signing the purchase and lease agreement, SVA moved in the building. In 2006 SSIA sold the overall project plus SVA’s long-term lease agreement to Conesty AG that turned it into a holding.
1070 Andreasgasse 9

The former factory of ornamental trimmings is located on Andreasgasse 9, in the immediate vicinity of Mariahilfer Strasse and Neubaugasse. The top location of the house owned by a family for more than a hundred years is opposite Andreas Park and next to the Imperial Furniture Collection. It also has excellent access to the public transportation system (subway U3, buses 13A and 14A). The two-story house in the form of a Biedermeier square-shaped farmhouse has been completely refurbished, two stories have been added. Courtyard-facing apartments were partially developed with historic “Pawlatschen” corridors lending a very special flair to the large inner courtyard. A light, lucid glass/aluminium construction clearly distinguishing itself from the remaining masonry sets a successful architectural counterpoint. What is also remarkable about this object is the new interpretation of the old Viennese “Pawlatschen” corridors lending a special ambience and unique aura to the building. 1100 Klederingerstrasse 174

The object on Klederinger Strasse 174 is a symbiosis between old rural structures and a modern contemporary ambience. The top priority of this project was the preservation and refurbishment of the 300-year-old farmhouse and a former blacksmith’s workshop as well as maintaining the character of the protection zone. The typical atmosphere of this part of the city, with its natural and historic features, structures and functions, needed to be guaranteed.  A modern hall construction was built above the farmhouse, lending grandeur and diversity to the object, while perfectly blending in the existing structures. From the exterior, the building has a rural look; inside it is open, transparent, bright and ample -  the true home for exceptional demands.
