Residences Sans Souci Vienna

Right next to Volkstheater and MuseumsQuartier, on Museumstrasse, a small, intimate deluxe boutique hotel including 15 hotel-serviced high-end residences was built and completed in december 2012.  The sizes of the luxury residences from the 4th floor and on the two attic floors range from 60 to 360 m2 (646 to 3,875 sq ft). Almost all apartments have balconies or terraces with an exceptional view of large parts of Vienna’s downtown. On the 4th floor, apartments and studios from 60 to 230 m2 (646 to 2,475 sq ft) was built. On the fifth floor and on the first attic floor sky maisonette apartments extending over 190 to 310 m2 (2,045 to 3,337 sq ft) are available. The unique City-View Penthouse on the second attic floor extends over 360 m2 (3,875 sq ft), including a terrace of 290 m2 (3,122 sq ft). The penthouse can also be combined with apartments on subjacent floors.

In the course of its eventful past, the beautiful corner house in the immediate vicinity of Volkstheater and MuseumsQuartier among others accommodated the famous Hotel Höller and the restaurant Zum Grossen Zeisig, where Johann Strauss premiered his Tritsch-Tratsch Polka in 1858. Le Palais Sans Souci Vienna

The historical Patrician villa on Wiedner Hauptstrasse is located in a protection zone. Consisting of three essential buildings, the object is extended towards the courtyard. The apartment house with its old-style manorial apartments and the palace architecture were designed by Alexander Feigler in 1886. The modern extension of the attic opens a terrific view of Vienna. In the building’s large inner courtyard one discovers a beautiful, sleepy city palace that is considerately renovated. Its copper roof dome is replaced by a light aluminium/glass construction. The palace above captivates with its coat-of-arms cartouche in the tympanum and the satyres in the spandrels. Also the arched glass veranda, which was removed a long time ago, is reinstalled according to historical plans. Tradition and modernity run parallel in this object, featuring urban and stylish architectural highlights. The courtyard ground includes quiet green areas – the right setting for rest and relaxation. The symbiosis between historical and modern structures in this building on Wiedner Hauptstrasse is especially highlighted by an elevator that takes you directly to the old-building apartments.

Kunst Haus Vienna

When the Sans Souci Group purchased this building, it did not only invest in property but also in an artwork. The Hundertwasser Kunsthaus designed by renowned Austrian top artist Friedensreich Hundertwasser has been one of the major Viennese sights for many years. Regular exhibitions and shows at the museum attract visitors just as much as the restaurant on the ground floor. The artist himself used to live in his own apartment on the attic floor. It is planned to open it to the public in the future.

The building on Mahlerstrasse 13 – constructed during Vienna’s cultural heyday, the Ringstrassen era – is centrally located and thus in the immediate vicinity of Vienna’s architectural and infrastructural highlights, such as the Vienna State Opera, Kärntnerstrasse and Schwarzenbergplatz. What is especially impressive: the gorgeous view of the city’s landmark St. Stephen’s Cathedral. The building’s general areas as well as the façade, the staircase and lighting were duly refurbished; the attic was extended in line with up-to-date and state-of-the-art criteria. In the course of adaptation, extension and refurbishment, representative high-end apartments were created. Designer kitchens, marble, open fireplaces, large studio windows and ample terraces all add up to offer harmonious living in urban space with a view of St. Stephen’s.

The house on Zeinlhofergasse in Vienna’s fifth district is part of a beautiful and probably unique ensemble in Vienna: All the houses on this quiet but centrally located dead-end street close to Vienna’s Naschmarkt were built after plans by the architects Helmer & Fellmer. Among others, this duo was responsible for the planning of Margaretenhof as well as for major theater and concert hall constructions around the turn of the century (Vienna Konzerthaus, Ronacher, or Volkstheater, to name just a few). What makes the special flair of this street is on the one hand the building’s beauty and coherence and on the other hand the small frontyards usually rather common in London. The house itself will undergo careful refurbishment and extension on two floors. In coordination with MA19, the Viennese building authority, the building will be extended by a street-facing tympanum, a typical Helmer & Fellmer feature that can be seen on a number of houses on this street. Through this architectural effect and the extra space added, the roof-top apartments increase in value. Loggias will be added on the courtyard side, enlarging the living space of the old-style apartments. Moreover, windows will be integrated in an existing, south-facing fire-proof wall and balconies will be added. As a consequence, the apartments will be brighter and the quality of living will be improved.

Amidst the quiet Viennese neighborhood Unterlaa, on a property located in between Klederinger Strasse and Scheunenstrasse, a townhouse-like residential building with mostly modern-style apartments will be constructed.
